Acceptance of terms and conditions
By booking our Apartments you accept and agree to these terms and conditions, and you will be personally responsible for any breach. You will be also responsible for any breach caused by other persons accompanying you.

Rates
Our rates are expressed in Euro and apply to the selected apartment and for the requested period.

Rates include utilities (energy and water consumption), towels and bed linen, which are replaced on a weekly basis. Rates do not include heating (gas), which will be charged based on individual consumption, security deposit, compensation for any damage and any other service requested by you and payable locally. We reserve the right to change the rates of the apartments posted on our website at any time and without notice. However, the rate calculated at the time of booking (extras not included), will not be changed under any circumstances.

Booking & Deposit
You can book your apartment online using the booking system on our website www.borgodeicors.it

To confirm your booking, you need to provide your personal information, a telephone number and an email address, choose your dates, specify the number of guests, and enter the details of a valid credit card (to confirm your card, we will charge € 1,00 to it; after the card is confirmed, we will immediately refund the € 1,00 to your card) to guarantee your booking, in accordance with our cancellation policy. Il Borgo dei Corsi reserves the right to pre-authorise your booking.

The amount due must be paid upon arrival. You can also choose to pay a 20% deposit by bank transfer or through the Stripe platform; in this case, we must receive the balance 10 before your arrival. N.B. if you decide to pay by bank transfer, you have 24 hours to pay the deposit, while the balance must already be credited to us on the 10th day before your arrival (E.g. Arrival on January 15th: the amount due must be available in our account on January 5th). As for non-refundable rates, the full amount shall be paid in advance by credit card. Failure to pay according to the above terms shall result in the automatic cancellation of your booking; in this case, the selected apartment will be made available to other guests.

If you have doubts about the use of our online booking system, you can ask for a quote and additional information using the ‘Contacts page’ on our website www.borgodeicorsi.it. Please, make sure that that the information you provide is correct, so that we can easily get back to you.

Cancellation fee
Bookings cancelled 7 days prior to arrival shall not be charged. Therefore, our pre-authorisation will be cancelled or your deposit will be returned. Bookings cancelled after 7 days prior to arrival, on the other hand, shall result in the loss of the entire amount.

In the event of early departure, the entire agreed booking amount will be retained in any case.
As for discounted, non-refundable rates, no amount will be refunded.

Bookings must be changed or cancelled in writing, according to the terms above, by sending an email to [email protected]; after sending your email, wait for a confirmation from the property manager.

Cancellation fees in high season (July and August)
No fees will be charged for bookings cancelled or changed up to 20 days prior to arrival. For bookings cancelled or changed up to 15 days prior to arrival, 50% of the amount due for the entire stay will be charged. For bookings cancelled or changed up to 10 days prior to arrival, 70% of the amount due for the entire stay will be charged. For bookings changed or cancelled after 10 days prior to arrival, the amount due for the entire stay will be charged. In the event of early departure, the entire agreed booking amount will be retained in any case. As for discounted, non-refundable rates, no amount will be refunded. Unavailability of accommodation
Should force majeure prevent the booked accommodation from being made available to you, Il Borgo dei Corsi reserves the right to make available another accommodation unit with similar or better characteristics at the same rate, or, under special circumstances, cancel your booking; in this case, the entire amount paid by you will be refunded, and no further claims for compensation shall be made by you for any reason. So, please note that, apart from the amount you paid, nothing else will be refunded, and you will not have the right to make any further demands.

Holiday let rules and regulations
As provided for by the holiday home regional law, owner shall replace bed linen and towels on a weekly basis; apartments shall also be cleaned every week and when guests leave. Any extra replacement requested by guests is charged € 30,00, to be paid in cash on the day of linen/towel replacement.

Each unit is equipped with bed linen and a towel set (face cloth, hand towel and bath towel) per person.

All housing units have beds, pillows and blankets, a wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or appliques, a table with chairs, armchairs or sofas in the living room with a number of seats equal to the number of guests for which the unit is designed, a broom, a dustpan, a bucket and a floor mop. The items included in the supply depends on the number of beds in the unit.

The kitchens are fully equipped and supplied based on the maximum number of guests allowed in the apartment. In addition to towels, the bathrooms are equipped with a waste bin, a mirror with a nearby socket, a shelf, a toilet brush, and a bath mat.

Arrival – Final payment – Security deposit
Since no reception service is available, guests are shall notify the manager, at least 24 hours prior to arrival, the exact time of their arrival, so as to facilitate check-in operations. On the day of arrival, guests can access the apartment from 2.00pm to 7.00pm.

Upon arrival, guests shall provide a valid identity document. If the documents provided are not valid, the booking will be cancelled and the entire amount paid will be retained.

You will get the keys, someone will show you your apartment and you will have to pay, in addition to the final payment, a security deposit (€ 100,00) for any damage and/or missing items. The deposit will be returned to you on the day of departure after the manager has inspected the apartment. In case of damage and/or missing items, a compensation payment will be requested, whose amount shall be determined by the property manager, to be paid before departure.

The following payment methods are available: cash, credit cards (Visa, Mastercard, Bancomat).

Departure – Checking out
Before you leave, the owner or an authorised person will come to collect the keys and check the apartment; if you leave it in the same condition as you found it and if you respected the rules, the security deposit will be returned to you. Any damage caused shall be compensated. You must leave the apartment by 10:00am, unless otherwise agreed, so that it can be cleaned.

Pets
Small pets are allowed (one per apartment), as long as you notify it in advance. Additional pet fees might be charged.

Apartment rules
Check the condition of the apartment and report any problems or missing items within 24 hours of your arrival. Do not wait until you leave.
- Duplication of keys is strictly prohibited: trespassing without an authorisation is a criminal offence punished by law. If you lose the keys, you will have to refund an amount equal to € 20.00 for the damage caused.
- Only the maximum number of people allowed can stay in the apartment. Other people are not allowed, unless you have previously notified the manager and he or she has authorised you.
- All apartments are delivered clean and with working systems/devices. You will have to clean the apartment on a daily basis and you are not allowed to make any changes. Therefore, moving furniture is prohibited. Leave the unit in good condition, especially the kitchenette and dishes, which must be returned tidy and clean, or € 30,00 will be charged. Clean the refrigerator and the rubbish bin. Midweek cleaning is available on request and at an additional cost.
- You must respect common noise rules, especially in the afternoon and at night, and avoid noise and loud conversations. This applies, in particular, to the following time slots: 10:00pm to 08:00am and 01:00pm to 05:00pm. If you have children staying with you, please make sure that they also follow the rules.
- You must take care of the apartment. Dishes and other equipment (chairs, blankets, etc.) must not be used or carried outside the house. Extra fees to be determined from time to time will be charged if you do not respect the rules. You will also be liable for any damage, breakage or loss caused by you or your guests during the stay. Any replaced items shall be of the same quality as the original ones. Damage caused by you or faults due to ordinary maintenance will be charged to you and the amounts deducted directly from the security deposit.
- If the cause of any damage is not immediately clear, the entire deposit will be retained by the manager, who will then refund any due amount difference and provide the repair receipt.
- Taking the linen/towels outside the house is strictly prohibited.
- The manager shall not be liable for any direct or indirect damage that could be caused by unexpected interruptions of essential services, such as electricity and water.
- Inside the apartment you will find some information and tourist brochures. For any additional information, please ask the Reception of Il Borgo dei Corsi.
- Il Borgo dei Corsi shall not be held liable for any loss, theft or damage to your items left in the apartments/rooms, or for any injuries or damage to persons or property just because they occurred inside the property.
